If I Had 30 Days to Get My Home Ready to Sell, Here's Exactly What I'd Do

How to Prepare Your Home to Sell in 30 Days | The Gallivan Group

Selling your home can feel overwhelming, especially when you're trying to decide where to start.

Should you repaint? Remodel the kitchen? Replace the flooring?

The truth is, most sellers don't need to take on expensive renovations to make a great impression. In fact, the biggest difference often comes from tackling the basics.

If I had just 30 days to prepare my home for the market, here's exactly where I'd focus my time and energy.

Remember What Buyers Are Looking For

When buyers walk through a home, they're not just admiring the finishes or imagining where their furniture will go.

They're looking for reassurance.

They want to feel like the home has been well cared for and that there won't be a long list of unexpected repairs waiting for them after closing.

The little details matter because they tell that story.

Week 1: Declutter and Depersonalize

The first thing I'd do is remove about 30% of my belongings.

That means clearing countertops, thinning out bookshelves, organizing closets, and packing away anything that isn't used every day.

The goal is to help buyers focus on the home itself, not everything inside it.

Remember, buyers are trying to picture their life in the home. The more open and spacious your rooms feel, the easier that becomes.

Pro Tip: Your garage can become your best friend while your home is on the market. It's a great place to temporarily store extra furniture, seasonal decorations, and packed boxes.

Week 2: Take Care of the Small Repairs

Small maintenance issues have a way of creating bigger concerns in a buyer's mind.

If they notice a dripping faucet, squeaky door, or burned-out light bulb, they may begin to wonder what else hasn't been maintained.

Spend some time knocking out those simple repairs, including:

  • Touching up scuffed paint
  • Replacing burned-out light bulbs
  • Tightening loose hardware
  • Fixing leaky faucets
  • Repairing squeaky doors
  • Making sure everything works as it should

These projects are usually inexpensive, but they can have a big impact on how buyers perceive your home.

Week 3: Deep Clean Every Room

Nothing makes a home feel more cared for than a thorough cleaning.

Go beyond the normal weekly cleaning and focus on the areas buyers notice most:

  • Baseboards
  • Windows
  • Grout
  • Ceiling fans
  • Cabinets
  • Appliances
  • Air vents
  • Utility room and mechanical areas

If buyers can see dust or grime, they may assume routine maintenance has been neglected.

If your schedule or budget allows, hiring a professional cleaning company before listing can be one of the best investments you make.

Week 4: Refresh Your Home and Boost Curb Appeal

Finally, spend the last week making your home feel fresh and welcoming.

Inside the home, consider:

  • Touching up paint where needed
  • Repainting heavily worn rooms in neutral colors
  • Opening blinds to let in natural light
  • Replacing any outdated or broken fixtures

Outside, focus on creating a great first impression:

  • Mow the lawn
  • Trim bushes and trees
  • Pull weeds
  • Sweep the porch and sidewalks
  • Add a few potted plants or fresh mulch near the front entry

Buyers start forming opinions before they ever walk through the front door.

Don't Feel Like You Have to Do Everything

Every home is different!

Some homes may only need a deep cleaning and decluttering before they're ready to list. Others may benefit from a few strategic updates.

That's why it's helpful to have a Realtor walk through your home before you start spending time and money on improvements.

We can help you identify which projects are worth doing, which ones buyers probably won't notice, and where your time and budget will have the biggest return.
