Champaign-Urbana, often shortened to C-U, combines many of the conveniences you'd expect from a larger city with the accessibility and community feel of Central Illinois. The area is anchored by the University of Illinois Urbana-Champaign and a strong healthcare and technology presence, but you'll also find established neighborhoods, newer subdivisions, surrounding small towns, local restaurants, parks, arts, entertainment, and plenty of Illini spirit.

If you're relocating to the area, here's what you should know before you start looking for a home.

First, What Exactly Is Champaign-Urbana?

Champaign and Urbana are two separate cities located side by side, with the University of Illinois connecting the two. Together, they're commonly referred to as Champaign-Urbana or C-U.

But when you're looking for a home here, your options extend well beyond those two cities.

Nearby communities such as Savoy, Mahomet, St. Joseph, Philo, Tolono, Sidney, Pesotum, and Monticello give buyers even more choices while keeping them within reach of Champaign-Urbana.

One of the first things we tell buyers relocating here: don't limit your search until you understand the area! A community that isn't on your radar initially might end up being exactly what you're looking for.

Champaign

As the larger of the twin cities, Champaign offers a wide variety of neighborhoods, housing styles, shopping, dining, and entertainment.

Depending on where you look, you'll find everything from charming older homes on tree-lined streets to established subdivisions and newer construction.

Downtown Champaign has restaurants, bars, local businesses, entertainment, and easy access to the University of Illinois. Other parts of the city offer convenient access to major shopping areas, parks, schools, and interstate travel.

For someone relocating to C-U who wants convenience and plenty of housing options, Champaign is usually an important part of the search.

Urbana

Head east and you're in Urbana!

Urbana has a character all its own, with established neighborhoods, mature trees, historic homes, parks, local businesses, and close proximity to the University of Illinois.

Buyers interested in homes with architectural character and established surroundings may find plenty to explore here, although Urbana also offers newer housing options in certain areas.

Urbana is also home to Carle Foundation Hospital and is especially convenient for many University of Illinois and healthcare employees.

Savoy

Just south of Champaign, Savoy offers convenient access to both Champaign and the University of Illinois.

Its location near major employers, the University of Illinois Research Park, Willard Airport, shopping, restaurants, and recreation makes it an area worth considering for buyers who want to remain close to C-U. The community offers a mixture of housing options and has continued to develop over the years.

For many relocating buyers, Savoy is easy to overlook simply because they aren't familiar with the geography yet. Once they see how close it is to Champaign and campus, it often becomes part of the conversation.

Mahomet

Located west of Champaign, Mahomet offers a different feel while remaining within commuting distance of Champaign-Urbana.

The community has experienced considerable residential growth and offers established neighborhoods, newer subdivisions, and new construction opportunities.

Mahomet also has strong ties to outdoor recreation, including nearby forest preserves and parks.

Buyers considering Mahomet should factor the commute into their decision, but for those who prefer living outside the twin cities, it can be well worth exploring.

St. Joseph and Other Surrounding Communities

One advantage of buying a home in Champaign County is the number of smaller communities surrounding C-U.

St. Joseph, Philo, Tolono, Sidney, Pesotum, and other nearby towns can provide additional options for buyers who prefer a smaller-community setting, more space, or simply want to broaden their home search.

Monticello, located in neighboring Piatt County, is another community we frequently include in conversations with buyers depending on their needs.

The right location depends heavily on your commute, lifestyle, home preferences, budget, and priorities.

Working in Champaign-Urbana

The University of Illinois Urbana-Champaign is a major presence in the community, but it's far from the only employment driver.

Healthcare, education, technology, research, agriculture, manufacturing, government, and small businesses all contribute to the local economy.

When relocating for work, we recommend considering your commute before choosing where to live. A home that looks farther away on a map may still have a manageable commute, while living on the opposite side of C-U from your workplace can sometimes make a bigger difference than expected.

This is one area where working with someone who knows the local roads and traffic patterns can be especially helpful.

What Is the Housing Market Like?

One of the unique things about the Champaign-Urbana real estate market is the amount of variety available within a relatively compact area.

You can find:

  • Historic homes with original architectural details
  • Mid-century properties
  • Established subdivisions
  • Condos and townhomes
  • Newer subdivisions 
  • New construction
  • Rural properties with acreage
  • Investment properties
  • Homes in smaller surrounding communities

Home prices can vary significantly based on location, condition, size, lot, school district, updates, and current market conditions.

If you're relocating, we recommend talking with a local real estate agent (like us) before relying too heavily on national real estate websites or broad cost-of-living estimates. Local market conditions can change quickly, and even neighborhoods located close together can have very different housing inventories.

Property Taxes Are Important

Illinois property taxes are also an important part of determining your actual monthly housing expense.

Taxes can vary from one property to another, so don't assume two similarly priced homes will have identical property tax payments.

When comparing properties, look at the actual tax information and talk with your lender about how taxes will affect your estimated monthly payment.

Illinois property taxes are also generally paid in arrears, which affects how taxes are handled between buyers and sellers at closing.

Getting Around Champaign-Urbana

Compared with a major metropolitan area, getting around C-U is relatively straightforward.

Interstates 57, 72, and 74 provide convenient access to the surrounding region, and many communities around Champaign-Urbana remain within a reasonable drive of the twin cities.

The Champaign-Urbana Mass Transit District also provides public transportation throughout much of Champaign, Urbana, and the University of Illinois campus area.

Willard Airport is located just south of Champaign in Savoy, while larger airports in cities such as Indianapolis and Chicago provide additional travel options.

There's More to C-U Than the University

The University of Illinois certainly influences the area's culture, but Champaign-Urbana isn't simply a college town.

You'll find local restaurants, coffee shops, breweries, farmers markets, festivals, live music, museums, theaters, parks, trails, sporting events, and community activities throughout the year.

Downtown Champaign, downtown Urbana, Campustown, and the surrounding communities each offer something a little different.

And yes, you'll quickly learn that Illini game days are a big deal around here!
